This is where intent becomes a plan precise enough to govern the whole project, so cost, scope, and design direction are set deliberately, before momentum and sunk cost start making decisions for you. Through an in depth survey, an on-site review, and a working session, I translate your priorities and values into clear expectations and practical guidelines, delivered as a customised Project Planning Package (PPP) : the governing reference for every subsequent decision.MORE

Scope: Review the property on site where possible, to assess potential and constraints and inform preliminary floor plan options.

  • Capture functional, aesthetic, and investment priorities by questionnaire.

  • Hold an in-person working session aligning survey findings with site conditions, so priorities and opportunities are defined before you build the team.

  • Deliverable: Project Planning Package (PPP): A project roadmap covering defined expectations and tolerances, a guiding design concept, floor plan studies and reference imagery, team requirements, Rough Order of Magnitude (ROM) costs, a preliminary schedule, and an implementation strategy.

Decision unlocked: You take a defined brief and a known budget to market, and begin building the team against it.

I review proposals, contracts, and regulatory submissions, clarify roles, and finalise the scope and schedule that will govern the build, so every party enters construction accountable to the same plan.MORE

Construction is where planning is tested. You cannot control every event on a live site, but you can control how faithfully the work follows the plan you set — and that is the difference between a budget that holds and one that drifts. That discipline is maintained on your behalf, week by week. I monitor pocurement, schedule, budget, and team performance, review every payment requisition, qualify every change order, and confirm that the work on site matches the design intent on paper, so problems are caught while they are still inexpensive to fix.MORE

  • Document and resolve non-conforming work.

  • Review and qualify payment requisitions and change orders.

  • Attend weekly meetings and conduct periodic site inspections.
